Does broker have an exclusive right to represent you as a Buyer? If not, that may be his reason why he doesn't want to put in the extra work and cold-call off-market opportunities. 

As far as making the lists, this should be fairly simple for a Broker to do; he should already have the database if he's servicing the area. We have a program that allows us to highlight a certain part of an aerial and pull all the information for each building. The only thing it doesn't pull is phone numbers(a lot of manual work).

Dave.... There are several single tenant nnn properties available. Have you given this a thought? There is a decent amount of inventory available.

Forgot to add.. Never take into account options to extend lease; options to extend is for Lessee's protection, not yours.

Several factors must be considered before buying ANY NNN lease with 5 years remaining. There are several Gas stations I have come across that have 15 and 20 year leases backed by strong credit tenants.

The only reason to ever buy anything with few years left is if you have enough leverage to renew the tenant for a considerable term and listing it back on the market with a new lease at a lower cap rate.

Contact seller directly. I would even send in the offer directly to the seller and ask that they forward it to the listing agent for their review and explain why the need to reach out directly; that agent shouldn't have that listing

1:) If the deal hasn't been worked up yet, you can try and negotiate into the contract "options to extend close of escrow." 

2:) You should be aware of the rules behind identifying multiple properties; perhaps @Bill Exeter could explain it better than I can.

James, I think the best strategy is to buy stocks in companies you wouldn't mind owning 100% of. The stock market will do what it wants and hindsight will always be 20/20. If the value of a company meets or exceeds your investment criteria, a cheaper price the next day should be much more enticing; it's the intrinsic value that's most important.

Wow, what a way to shoot one's own foot. I'm sure this Realtor could have thought of several different approaches; listing it without price, perhaps. Without knowing too much, I'd say you should find someone else to represent your interests.
