Hi @Brandon Monaghan,

I'm in the process of purchasing a vacation rental in Isabela. It is a great area if you're really close to the beach areas. I believe you would benefit greatly from acts 20/22 since your bringing your business in. If I were you, Bajuras and Jobos wards are excellent since they are not only close to beaches but also about 15 mins from the Aguadilla airport. Puerto Rico is in bad economic shape but you know how they say "the bigger the risk, the greater the reward". And really, in my opinion,  the ones getting the hint or the locals.

Gracias @Victor Chico! As always, your 2 cents are very valuable! I have not run numbers through AirDNA but will be doing that homework this week. I will not be able to directly manage the property but have family and friends that would do that for me. Nonetheless, it's a love/hate situation because it is a great house but I have set a rule to myself of not pursuing anything higher than 25% appraisal value. So far I'm awaiting appraisal results and will be crunching numbers to see if it's worth... I'll keep y'all posted in case anybody runs with a similar dilema.

@Franco Li I understand that the debt situation is affecting locals and not tourism. However, I'm curious on what is your base about vacation home rentals vs. hotel options. I thought that vacation home rentals was blooming in the western part of Puerto Rico from what I hear. Do you have data to back up your opinion on vacation rentals?

Hello BP members,

Trying to get some advice on a vacation property for the Isabela, Puerto Rico area that is being offered to me at appraissal value. This property is 3 mins from the beach (15mins from airport) and has 2 separate houses in 1 with big lot and pool which I can VRBO and/ or BRnB. Nonetheless, it makes me uneasy to buy it (with Puerto Rico's economic crisis) at appraisal value. What do you think?

@Thomas Gagnon I currently live in Delaware and family lives 2.5 hours away from San Juan (they think it's far) but send me info of the property. Who knows what destiny brings!

@Sandra Willford thank for the feedback. I'm looking into trying to make an Experience through Airbnb but not sure how much acceptance guests have towards this feature vs. just renting a regular 3-7 day stay vs. a short term rent (1-3 months). Anybody with  short term rental, nighly stay rent, or venue/experience renting feel free to express your knowledge. Specially if you know of the coastal Puerto Rico vacation market.

@Victor Chico is correct and could be of great help on this one. The one I'm purchasing is on the other side of the the island. I did a second home loan for it with one of the local banks. If you're looking to establish business check Puerto Rico laws 20 & 22 (url below).

Hello everyone in the BP community! 

So, I decided (after several years) to go head first on a vacation property in Jobos, Isabela. The property has a 3,000 sq.ft house, inground pool, huge gazebo with kitchen, a second 800 sq.ft house. All in a 1.5 acre lot 4 mins from the beaches. My concern is how to go about renting it. Anyone with experience in this type of REI in this or similar area?
