@David Avery i made money however it was after everybody was paid.

I also think that the RE agent deserves he's fee if he brought the buyer to the table.

Regarding the attorney my final conclusion is the same, to get another business partners.

The same question applies to architects, contractors, etc.

My thought process is: they are in the partnership as a whole. I'm not leaving parts of my expertise out, thus I shouldn't pay for theirs either

I have a partnership with an attorney and a Realtor.

We made our first deal and when deciding how to split the margin the "work" made by the attorney and the realtor was deducted from the final margin.

Thing is, that all of the partners had different tasks however, only the attorney and the realtor demanded their work to be paid.

Of course now we are defining the rules prior to the next deal, however I would like to hear your thoughts about this

 We need an international version, or at least, to be able to choose another country to post deals, other than the USA :)

I would really like to post information about deals that I have done in Portugal, Spain, Argentina, etc...

I think we need an international version of the website. It can be in EN but we need to be able to select another country to show deals.

Totally agree and share your point.

I've done BRRRR here in Portugal, were it still is a not so common practice. Two major issues:

1- getting enough equity in the property to be able to refinance and still have a nice chunk of money for the next deal

2- finding a bank that will refinance with the ARV you think it's adequate

The bank does it's own evaluation so it's not that common that you get a ARV lower than market average price.

Also, here, you need to wait 2y to be able to fully refinance the property after the initial loan.

I would suggest myself to listen to the BP Podcast (all episodes) with a notebook next to me and write not only EVERY RE book but also every business related book suggested! After that, I would order by number of recommendation and read in that order :) But first, the podcast, hands down.

You clearly have already started learning. You have identified two of the best countries to invest in: Portugal and the Dominican Republic. And Brazil is actually not far behind. I'm not sure why Nigeria is in your list: corruption, civil unrest, poverty, little tourism if any. I'm not sure how you can make money there and if you can make it safely, even more so if you're a foreigner.

I generally avoid Asian countries because of the inferior treatment of foreigners when it comes to property ownership. In most Asian countries, foreigners can't own freehold property. Cambodia is the only exception of but maybe the Philippines is too given that it was a Spanish and US colony before.

Sadly, there's no comprehensive resource I could point you to. And it's because I couldn't really find any that I'm working with a few other guys to create one. Feel free to message me your email address if you want to be kept in the loop about when we're gonna launch.

Portugal is great for that kind of investiment, however, be aware of the COVID effect on STR! If you need insights about Portugal let me know!
