I'm looking at buying my first investment property, but still don't know if STR or LTR is what I'll purchase. I have boots on the ground in Houston, TX, Tampa, Fl, Huachuca, Az, and I'm in Southern California possibly looking at a cabin in Lake Arrowhead or Big Bear. From my research, STR are riskier, but higher payout. If I purchase in Houston, it would most likely be LTR. Florida either LTR or flip. Cabin in Southern California would be a STR. What have been some challenges in your STR? Anyone cashflowing in the big bear lake arrowhead area? I'm having a difficult time deciding where to invest.

Home improvement, 2nd home work well. I recently went through University Credit Union. Very easy process through them and was approved for a 95% LTV on my property.

@Brandon Spurlock thanks for your input! I was definitely thinking it’s not the best location for STRs, but I did pull some Airbnb data and noticed some successful ones in the area, but not many.

Any recommendations for great property management companies in the area?

@AJ H.just noticed you’re an investor in Virginia. The property we are looking at is in Hopewell, Virginia. Any thoughts about converting this to short term rental or would long term rental be the best fit in the area? Thanks!

@AJ H. He’s 100% onboard with this I’m just curious if this is the most efficient way to do it in terms of ease and money. I’m assuming we’ll also save in property taxes since we’ll be refinancing the property not purchasing it. I’m assuming we’ll have to wait a few months after being added to refinance.

A close family member wants to sell me and my brother in law his property and only wants 30k in cash and we assume the mortgage. Would it make sense for him to add us to the deed and we refinance him out 6 months later?

I live in Southern California and looking for a lender that would do a cash out refi on my primary residence. Trying to get as much out as possible to be ready for any opportunities that come up within the next year or two. Are there any lenders that cash out up to 95%?

Not sure if this has been asked before, but I have a question about accessing equity. My mother has a multifamily property that has a few hundred thousand dollars of equity. She is trying to invest in additional properties, but currently she only has the rental income and about $2000/month in childcare income. I don't believe a traditional financial institution will qualify her for either a cashout refi or HELOC/home equity loan. is there any other way to access this?

@Elise Bickel what areas in Pittsburgh are considered A/Bs? I am also looking at investing out of state. I’ve looked at some areas in MD and Florida as well.
@Tyler Jahnke where out of state do you invest? I live in Southern California, but can’t find a decent deal.
