The title says it all! 

I am a real estate investor. I buy with hard money. My lenders require that property cost plus rehab costs equal 70% or less of the ARV.

I'm in it to win it and don't quibble over your assignment fee so long as you're a straight shooter who will bring me deals my HML will lend on.

I know there are wholesalers in the AV and I know there are deals here. Tell me who you are and show me where they're at. Even if you're an investor who occasionally gets overflow. Please contact me! If you know someone in this area or have any good ideas for me, please contact me.

I am looking for single family homes with less than 50k in rehab in northern Los Angeles, Southern Kern, or west San Bernardino counties.

I need mentors! I need networking! I need socialization! I need more than what "Meetups" can provide. Most of their events are down the hill and I don't trust my transportation that far. Are there Real Estate socials going on in the AV (Palmdale/Lancaster/Rosamond) that I could be attending? How do I get an invite? Please help.

Short question, I'm sure you can guess it from the title...

I had found a web based free real estate CRM and I could have sworn I book marked it but apparently not. So now I can't find it but I know it exists. Can anyone help me?

Hi everyone!

It recently came to my attention that my grandfather has way too much money sitting in a standard savings account earning a pathetic less than 1% interest rate. My grandfather's gears turn in money and I'm sure he'd be ecstatic if I found him a better place for his money. I've talked to him about stocks but he knows nothing about them and naturally he's very reluctant to invest in stocks after the great depression and 2008.

I suggested to him the option of being a hardmoney lender. With returns around 10% and the safety of the loan being secured by real estate he's taken the bait. What I need to know is what options are available to give him access to hardmoney lending without the task of screening and policing so to speak the investors themselves. I'm sure there are companies out there that provide this service. Something like a property management company where they screen the investors that need the loans and help with setting up all the paperwork and generating the deeds of trust etc.

We live in Southern California. On 1 hand a more local "outfit" may be more comfortable. Someplace where he could deal with people face to face so he feels more secure. Somewhere we could go to throw books at people should his money disappear and the deed of trust never arrive... That sort of thing. But on the other hand, if there is a company like this that does business nation wide, it may be better so that he could use a smaller investment initially to test the waters so to speak - somewhere that 25 or 50 grand could fund an entire rehab as opposed to SoCal where real estate is significantly more expensive than the rest of the country.

Comments? Suggestions?

I may be late to this game, but I'd either go with a really motivated real estate agent in your town, or consider advertising it for sale as a rental property to areas slightly out of town. For example, I live about two hours from LA and broom closets there easily go for $300k. In my slightly rural area, a typical HOUSE with roughly 1,700 21st ft goes for $200-$250k. Someone who is used to the LA prices might jump at a large turn key home, but not necessarily know where the war zones are.

My name is Ty and like many others I'm just getting started in real estate, looking to use wholesaling to beef up my capital, Fix my credit and afford some breathing room.

I REALLY think I need a mentor! I don't have a spare $500-$5,000 to spend on a guru kit! And I know that potential sellers who will come to me will be looking for me to help them out, not fumble and choke! I don't want to destroy my credibility before I get any business. 

Is there anyone in southern Cali (preferably south Kern/north L.A. county) who would be willing to show me the ropes and help me get started?
