@Mike Gallagher I'm unsure if this question is even answerable but I'm going to try anyway! Do you have experience with (or heard stories about) renters in Ogden, especially near Weber State? And if you have experience with renters out of state, how do they compare to the tenants in your area?

@Elizabeth Colegrove Thanks for the intro! For my first purchase, would you recommend starting somewhere where the average property is low? I've budgeted 30-40k for my first purchase and in LA that doesn't get me very far.

@Eldar M. , the article was a great read.

Of course it depends on which part of LA but in what price ranges have you been seeing for 4-plexes?

@Eldar M.

Great! We're both at the beginning. Are you looking for a duplex in your area or out of state?

@Vala Shahabi

Do you have any investment properties in Utah? I have visited ogden and SLC and really liked the people and the area. And of course the initial capital requirements are a fraction of what you'd need for a similar property in LA.

@Ali Boone

Thanks! You are close to me in Venice. Do you invest in this area?

@Vala Shahabi , have not gotten to reading the beginners guide yet.

I see you're in santa monica. Do you invest in that area?

@Jonathan Wilks , thanks! I've been struggling to find real estate investors in my area so the local BP members will be a huge resource to me.

Hi--my name is James Tsuffis. I have no background in real estate investing beyond a few books I skimmed but am very eager to learn. I'm from San Jose, California but moved to Southern California for school. Graduated two and a half years ago with a degree in econ. Got taught a lot of math but not much real world application--hoping to learn some here though!

Currently, I manage my own reselling business. I invest in merchandise I can find locally (camera/filming equipment, IT equipment, inventory liquidations, video games, audio equipment etc.) purchasing from auctions and locals looking to sell and then sell the merchandise on my eBay or Amazon store. I have a storage unit I use as a warehouse to store all my inventory. It's great being my own boss and I've learned a lot about investing, how to value things, margin of safety, cash flow management etc.

My goal in real estate is to own rental properties that generate income large enough to cover my base expenses. I found this forum via a friends recommendation.

Am looking forward to learning! Are there any basic resources or books that are recommended for newcomers?
