@Hannah Shadrick Sorry, I missed your message. We ended up just keeping the house as a rental for the time being. We ended up with great, easy tenants that have been in the house almost 3 years, so it worked out nicely. We're still exploring options for the property. Were you able to make a go of your project?

Hi guys,

I'm about to lease out my first property and I'm looking for some guidance on some lease details. I'm wondering what the standards are when it comes to pets (deposits, fees, etc), lawncare, security deposits, etc. We know what we're thinking personally, but would love some insight into what other property owners are doing in Austin.

Thanks for the information, everyone. We're going to hang on to it as a SF rental until we get settled in the new house and take stock of everything.

As part of its Open Data Portal, the City of Austin has made available a searchable database of building permits in the city. Does anyone know if the "Total Job Valuation" on the permit is an accurate gauge of job costs?

Hello,

I own a property in Austin, TX where it seems difficult to get enough cash flow to make keeping the current house as a rental a good option (due to high property taxes, etc). I'm looking into options for tearing down and building a duplex or ADU and would love some advice on pitfalls, going with big builders vs smaller custom builders, etc, as a first-timer. We'd hate to just sell and cash out our equity if there's a better deal to be made in developing the property. Any Austinites have general pricing and outcomes on building projects of this type or know of some forum thread example cases I can take a look at?

Whose advice should you seek when trying to determine the best course of action on a currently owned property? My family needs more space but we're also interested in starting our investing journey. We're thinking of holding our current house as a rental and buying a temporary multi-family in which we can live and renovate, with the intention of eventually renovating or rebuilding this original house and returning to it, keeping the 'new' multi-family property as a rental. Just starting out, this is a lot of numbers for me to figure out and I'd like to seek the advice of someone with more experience. Thanks!
