Yes I couldn't agree more with your statement! The matrix above is not accounting for many of the essential expenses outside of the mortgage; including maintenance, management, CapEx, etc. This is by no means meant to give a false reality of "cash-flow", and I always recommend any investor factor these cost into their monthly expenses. I hope this post gives people a starting place to factor in their own expenses that best fit their investment strategy.

 I wanted to share this as an option for those investors struggling to find positive cashflow due to increased mortgage rates and sale prices. This is fair market rent for Section 8, with a minimum 1 years lease. These number are not exact for you but it will give you a good idea. The area does not have a lot of appreciation but everyone has a different investment strategy. If anybody has any questions I am happy to help.

I think we are are experiencing this on the buy side right now. I would talk to my clients and ask how important it is to get into the new house and what is the most they would be able to offer. Then use an escalation clause up to that dollar amount.

Hi everyone! I currently have 2 rentals in Flint, MI and I'm ready to start flipping/ BRRR as another pillar to my portfolio. When analyzing deals, how do you calculate for repair cost without having to get bids? I know the cost isn't going to be exact but just looking for a range.
