@Brendan Henry-Lambert I used the Thumbtack website to find a roofer but ended up taking one that was referred by a friend. Still waiting to see how it turns out. 

@Coles Mercier if I recall correctly, in your justification for tax reduction you have to include several years worth of income statements for the property for them to bounce up against the current assessed amount. I agree with @Marcus Fleckenstein advice and just raise the rent.

 @Keenan Rusk Baltimore City Water allows (and actually encourages) that you add the tenants name using the "in care of" titling feature to the water bill account. This has helped me tremendously by giving the tenant some skin in the game even though it is for the most part only in theory. You will still have liability for the bill getting paid but it does have an "ownership" effect on the tenant. You can have the bill mailed directly to the property while you monitor the bill online.

Congrats on the duplex! Landlording is not as complicated as some make it out to be. You have to be consistent, firm when needed, patient, and most importantly have your systems in place or at least well thought out before your first tenant moves in. Househacking will make things much easier because you are like the "onsite manager" but you will still need to set some boundaries.

I am in need of a roofer for a couple of my rentals. They are all flat top row houses with skylights. Will consider all recommendations.

@Audrick Brown IV you can use rentometer.com but it really doesn't give you the most accurate rates. I've relied on my RE agent to get the information. 

@Gabe Harrison it's close to the park and schools so, it looks to be in a pretty good location. 

It all depends on where you are in Belair-Edison. Certain areas work better for families with young kids and others not as well. If you are around the parks, definitely. In 4x4, maybe not.
