Hi, Paul. Thanks for the great tips! I looked up our local REIA and it looks like the closest one is about 1.5 hours away. But we will definitely be checking it out as often as we can get there because it sounds like a great networking opportunity.

I am actually considering student housing as I live in a college town. But I want to make sure that I understand you correctly. Are you saying that the money I use for my deals should be my own money? I've been reading/hearing that I should NOT use my own money but rather use OPM through short term investing strategies like wholesaling. However, I do recognize that I will need a little bit of my money to get the first deal or two accomplished. Would you agree with this approach or do you find that using your own money works better?

Hi, Paul. We are really looking to get into short term investing opportunities right now in order to generate money for longer term investments. We've heard a lot about wholesaling so our goal right now might be to get a couple of wholesale deals done in the next 6-12 months.

I know this isn't very aggressive but we still have a lot to learn and are thinking we should take it slowly. Ideally it would be great to find a mentor in our area that we could work with on our first couple of purchases. We have our eye on a house up for auction on Friday. We may try to view the property yet this week and try to follow the online auction to see how it works. It looks like a good property if the auction price doesn't go too high. We haven't set any longer term goals yet as we are still trying to figure out what would be best for us in terms of the strategy. Thanks for reaching out!
