Set your keyword alerts for those cities you would like to purchase in.  Also, do a search for those cities in the forums.  I have seen a lot in FL, OK and the Dallas area.  That won't be a problem to find homes there.  Boise and Prove, not as familiar with them but I know that Boise has done well with the younger adults and college students.  I have been there and I could live there.

Shoot me a message if you have any investing questions.  I buy in Memphis currently so I can't speak to those areas you mentioned.

I would love to pick your brain about Memphis. I am very intrigued about the possibility of investing in some cash flow properties in Memphis, but the distance from Northern California is a large one. Do you have an agent you recommend working with out there? Also, how has your experience been with your property managers? I like the opportunity there, but I worry about some obstacles of being so far away. Any particular areas of the market you focus on? I would appreciate any information that you may be willing to share.

@Account Closed Thank you sir for the welcome. Yes, marketing is my main focus right now to get some leads generated. I understand the importance of presenting good numbers and the fact that it is crucial to not only moving your deals, but also to gain credibility. Thanks for your advice!

@Michael S. I have just mailed out my first round of mailers to a targeted list and I will also be working on some other marketing methods as well. After I can land some deals, I know that in this market it should not be too difficult to unload to an end-buyer. I really do appreciate all your advice. 

While I am definitely aware of the strategies you identified, I still appreciate your input on them as it is a nice to get the perspective of someone who has a good pulse on the local market. I appreciate the offer on the VA financing, but I have definitely already taken advantage of that benefit.

I enjoyed reading your post on the state of fixer uppers in the present market. Do you regularly attend the Roseville Meetups? Are there any other local meet ups that you attend/have attended or is Roseville the recommended meet up in this area?

Hello,

My name is Justin Swindle and I am currently a healthcare professional in Sacramento, CA. As of August of 2016, I officially separated from active duty after 10 years of service in the United States Air Force. I have been consuming a bunch of content on real estate investing in the past year and made the decision to get involved now that I can actually choose how I would like to spend my post-military career.

I am initially going to be working on wholesaling properties and see what opportunities will open up from there. I have recently began to establish my business and will be working on marketing some more over the next couple weeks. I look forward to networking and meeting like-minded professionals particularly in Sacramento and Solano counties.
