@Dulce Beltran For what it’s worth I’ve never owed a car or any material possession that created more Joy and put a consistent smile on my face other than a Tesla. The fact that I can drive it all over town and take road trips for pennies compared to ICE vehicles is icing on the cake. The cars are wicked fast and fun to drive but also with autopilot you can relax and let the car takeover. Once you drive one you realize you are driving the future and there’s no way this company won’t be around. I have two gas cars and I have a hard time driving them anymore and they feel so archaic and dated. I get the whole “drive a paid for reliable car it’s a depreciating asset” thing but you also have to enjoy a few things in life. My two cents

Walk away if it makes sense to you and you cannot sell or financially support the payments anymore.  It's a business decision and nothing more.   If a business is insolvent it files for bankruptcy and sells everything at a discount...I see little difference here.

Update! This post is a month late but I decided to paint all the golden oak white after the overwhelming advice to do so. I'm happy the way it turned out and should be able to sell it for a bit more than my original ARV! I will be listing it in a couple weeks. Thanks again everyone you responded!

Can you add your son on the mortgage as a co-buyer as long as you can qualify with your own income? That would solve any issues as it would be owner occupied. Also, not sure about Indy but in Minnesota you can do a "relative Homestead" which offers the same property tax rate as Homestead.

The walls are Requisite gray from Sherwin Williams. The floors are laminate from Home Depot...traffic master Lakeshore Pecan

Sarah Dumm I was originally planning on hiring it out which was in my budget before I had some unexpected repairs. This why I was struggling with spending the money on it now. I may just have to do it myself. Thanks

@Andy N. it's from Home Depot.  Traffic master lakeshore pecan.  $.79/ft.  My wife and I use it on rentals and lower price point flips
