Looking at a house 3/2 1464sqft

purchase @ 180,000

20% down probably at 4.5%-4.7%

possible rent ^$1000

hoa $371 quarterly which includes full maintenance of front yard

There is no way even the 1% rule will apply to this, but interested on what people think on this deal?

Ok where do I begin...??? I have come across a property that has a main 3/2 house and a 2 story guest house with long term renters. It is also designated as a historic district which is very popular here in Phoenix. So there is good potential for appreciation. (I know don't rely on appreciation!!) Anyways where do I start, Do I comp the property first, How do I get the numbers I need to analyze this property correctly??

I am new also my question is if you borrow cash how do you repay the lender? Do you get a new loan to pay the investor? Also what would be a good return % to offer on money that I borrow??

Hi guys, New to the investment scene. Started real estate the beginning of this year. I am a firefighter full time and a realtor on my off days. I wanted to get into the investment side and just trying to find my niche. Looking at tax liens, buy/hold properties, or wholesaling . Just trying to find all the info I can about those subjects. And how to get started!!! Any info is welcomed!!!!!
