Tax season is just around the corner and I completed my first deal in 2020.  #metgoals

Does anyone have any recommendations for a CPA in Houston, TX as TurboTax may not be the best option this year :) ?

Hi BP Community,

I'm looking into a deal where I would be the money partner.  I've only had one conversation with the person who has the deal.  He seems legit and seems like he's been investing for quite some time.  What would you do to vet this person?  I don't want to be scammed out of cash.  I appreciate the help!

I'm definitely not an expert, but below is a link to the most recently published Texas railroad map on the Texas Department of Transportation website:

My best guess would be most of the cargo is coming from refineries and chemical plants in the Ship Channel area and in the Freeport/Lake Jackson area.

@Daniel Showman Thank you. I am definitely keeping my options open. If I can find a 2-4 unit that needs a little love while driving for dollars, I would consider house hacking with 203K loan. Everything I've looked at on the MLS was just not reasonable numbers wise. We aren't looking to live for free, but if we are going to house hack, there would need to be at least a 30-35% reduction in what we are paying now. Do you have any suggestions on other areas to look into that are B/C neighborhoods? I can live just about anywhere, but I want my wife to feel safe in our home!

@Mark Sewell I'm starting to see why the funding is easy to find if you have a deal, because finding them is hard. Yeah, there are so many tear downs and new builds in those areas.  If anyone spends 5 minutes in the area, they can see that they are hot!  I never thought of Bellaire.  I may go check that area out soon.  I live just outside of Oak Forest, it's just easier to get to the Heights and Spring Branch.

Thank you both for your feedback.  It's good to know that action is still happening.  It makes me more optimistic of jumping in.

@Elijah Defferari Small world, not many people make it through the gauntlet that is chemical engineering.  Congrats!  

Yeah, I probably shouldn't call myself an investor either, but hey, maybe if switch our mindset about who we are then the actions to get there will follow . My goal is to do my first deal by August 31. When you say rental units, are you talking about duplexes, triplexes, and 4-plexes? Or properties with 5+ units? I have been passively looking at the small multifamily homes for a house hack, but the biggest hurdle is finding one in an area we both are comfortable to live. Finding a deal on the MLS is difficult. I saw one ok deal for a triplex in the Heights yesterday, and it's already under contract.

The areas I'm focusing on are the Heights, Spring Branch, and Oak Forest.  I've been driving for dollars every Saturday, and there are a lot of potential deals in all those areas.  I'm just really curious to know if people are still doing deals in this environment.  I've heard to wait to get started, but I've also heard this is the best time to get started.  Who knows!?

Howdy Bigger Pockets!

My name is Jeremy.  I'm a newbie real estate investor out of Houston, TX.  I currently work full-time in industrial automation sales.  I've always tried to find ways to boost my income, meaning I've tried a couple of multilevel marketing ventures (which failed...).  Now, my wife and I dog sit via the Rover app to make extra money.  Although, dog sitting is a good source of extra income and fun at times, we're not going to retire off of it.  The more I searched, the more I realized that when it comes to retiring early and boosting your income, everything always came back to real estate.

I've been lurking around the BP forums for about 2 months soaking up all the knowledge I can about REI. Also, I have listened to 147 BP podcasts starting from episode 1, and attended a free weekend workshop from one of the Texas gurus. I like to learn as much as possible before I jump into something, hence my Chemical Engineering degree from Texas A&M University (Sorry, I had to throw that in there some way.). However, I'm doing my best not to get stuck in the education phase and never take action, so I want to make June my "take action month". My first baby action step is to introduce myself on BP. I plan to start my REI business by wholesaling to build up capital for reserves and then, eventually, transition to the flipping and buy-and-hold business. My five-year goal is to generate enough income so that my wife can quit her job. She's always wanted to flip houses and loves all the HGTV shows haha. Anyway, I'm excited for the journey. I know it won't be easy, but I'm not shy of working hard. Thanks for reading, and I'd love to connect with you to build up our networks!

I'll leave you with one question: are people still doing deals in this Corona-crazy environment?  If so, I'd love to hear about your recent deals!
