@Max Householder That's great advice, that's our plan to have at least 3-6 months reserves of our salary apart from the reserve for investment property.

@Riley F. Thanks man, ill defiantly keep an open eye out for a deal even if its out of my immediate plan.

@Brock Siebert I like the sound of that. thanks

@Patrick Henderson I like that " transaction specialist" , thanks for the great advice.

@Joe Fairless

I would lean towards building smart and having the reserves there. I value my rest at night, great info thanks man.

@Clinton Holmes Congrats on your deal, I hope all turns out well. Thanks for your advice.

@Michael Moikeha do you have a spreadsheet you run the numbers on? or does anyone have one for that matter? If I don't have to reinvent the wheel that would be great. Thank you again!

@Scott McGill Thanks man, It sure does help to have her on board. @Sid Siddiqui So basically find people who are selling, then find people who are buying and make a fee until I build reserves/capital to start?

@Eric Black @Sid Siddiqui Thanks for the info. I am looking at saving reserves now but it may be about a year before I have the money saved up. What did you guys do before you bought your first property? Looking for practical steps here. thanks

Hey BP,

My wife and I are looking at buying our first multi family soon, either a duplex or fourplex and I’m not sure when the right time to pull the trigger is. I am not sure how much I need to have saved up in reserves, and how much to have as an emergency fund. I am going to start with being an owner occupant then branch out from there. Any advice would help, even if it has nothing to do with this question specifically. Thanks!

Hey Everyone,

My name is Joe Spence and I currently live in St.Louis, MO. I don’t really know much about real estate investing but its defiantly something I am going to pursue. I stumbled on to this site not too long ago from a YouTube video of a podcast episode which was really good; I have also come across a lot of great reads on the site. I really enjoy reading the members of BP analyzing each other’s deals, I am learning a lot. I currently rent but my goal is to buy a Multifamily (duplex or fourplex) in the next year or so and live in one of the units to start. I am looking foward to connecting with alot of you in the future.
