I'm looking. Into wholesale for rehab investor. And I'm not sure where to start.

Should I first find a deal and then should get a buyer? Or should I aim for both at the same time?

I'm looking for the safest route

Thanks in advance

By the way to the both of and anyone who answers. Have you ever read the book (How I Turned $1,000 into Five Million in Real Estate in My Spare Time) and if you did what you think of it. Is it worth the time to read it or are there better educational books out there?

@Aaron Mazzrillo

Thanks for your answer il be looking into those authors. Im looking into a more realistic view of real state investing. I'm tired of the exaggerated view of financial freedom a lot of books seem to promote.
