Congratulations on the deal!   I wish you the best. I have been looking at the Dayton market for a while and haven't been able to pull the trigger because I have been gun shy with the Dayton economy. Dayton has been bleeding industry for years, population has been shrinking and the median income trending downward.  BUT, the real estate deals are aplenty. I'm excited to follow your progress and hope this is a home run for you. Congrats again.

If there are multi-families in Jackson that you are aware of, I would love to hear about them. There is one available in Jackson. It is a 4 Plex. But, the numbers aren't great. Again, thanks for the post.

Hello All! I am Justin Skaggs from Jackson, Ohio. I am fairly new to the REI game and have been fortunate to be able to secure four single family units and a commercial unit that I recently sold after rehab. I am looking to expand my investing with a focus on multifamily properties. Unfortunately, multifamily properties are scarce in my immediate area and I suffer from paralysis when attempting to determine the integrity of an unfamiliar market. However, multifamily investing will require me to look outside of my comfort area. So, any advice or suggestions in that regard would be much appreciated.

I have been eyeballing an area approximately an hour from my hometown with amazing, or potentially disastrous, opportunities and am hoping to get some help with that decision.  I am in a position to move forward with my next investment but am struggling with which direction to take.

I look forward to your comments.

Thank you.

Justin

Welcome! If you ever need help evaluating some multi family let me know! I sold over 50 units last year all over Columbus! That is actually almost 95% of what I sell. Local Agent.

Thanks, Robert!  I will connect and keep in touch. I do have some interest in the Columbus area. I feel more comfortable with the Columbus market.

Thanks, Marcus!  I appreciate the suggestions.  I will take a look at Property Management options but assume that they aren't plentiful in the area.  It's a small area.  Also, market comps are going to be difficult to come by as the multifamily properties are limited in number and those that do exist are for sale.  The two had been doing fairly well for several years but took a direct hit when it lost two manufacturing facilities a few years back.  Since then, apparently, the area has been in significant decline.  I visited over the weekend to get a feeling for the area and talked with a few people who have some real estate experience in the area.  They are convinced that the area is rebounding evidenced by the opening of two new manufacturing business with relatively substantial job creation for the area.  The two multifamily properties that I am looking at are currently 100% occupied and excellent buys.  But, the health of the local economy, given the small town dynamic, is of course directly tied to the availability of jobs.  Thus, if the jobs leave again, i would be in the same position as all of the other people that have their properties listed.  The prices are cheap.  occupancy still seems to be steady.  But, the town feels like everyone is trying to get out.  Again, thanks for your suggestions.  They were helpful.
