Wow thank you guys! Great information. I found out a lot of the information I wanted. But is there a way I could find out about existing mortgages on a property? Or hidden fees like liens, back payments, etc?

I've tried that but there doesn't seem to be one in my county..??

I typed in a bunch of property in my county but none shows up..

I can't seem to find the website for the auditor or assessor in my area. Maybe ours don't have a public one?

I was driving around a saw a burned house in a really good neighborhood (700k), but I'm 100% sure no one lives in it anymore. Is there a way I can do a title search on it by myself without paying? And how do I get in touch with the owner?
I'm not even sure the owner owns it anymore because it could have been burned a long time ago. Is it possible that the bank owns it now? How do I find out if the owner still owns it or not??

I am new at this whole investing thing and I am only interested in wholesaling right now. What should be included in my business card? I will be using them to hand to other investors, real estate agents, closing companies, etc

-Phone: "number"
-Fax: "number"
-Email: [email protected]
-Job title: Real estate investor
-Company name: Jshine investment group
"We buy houses cash - quick close!"

It seems pretty empty but will it be sufficient enough?
Can you guys help me on my email and the company name?
It is only me, in my "team" as of right now, so am I even allowed to put "Jshine Investment group" for company name? and does my email sound too cliche? Help me edit this lol... I have no experience in real estate terminology and all that. What else should I add?

I really want to join a real estate investor club to learn from experienced investors there, but if an 18 year old just walks in and starts talking to people, how will they take it? Will they not want to waste time on someone as young as me? Will they not take me seriously?

And just a side question, do you have to pay to join the club, or are there also free ones out there.

I'm desperate for help in this real estate investing business!! I just turned 18, and I was on my way to becoming a registered nurse, but I found out about real estate investing by email from rich dad education. I attended their 3 day class for $200, and I learned so much information about investing in real estate, to credit repair, and financing and all that, but i couldn't afford their advanced training classes for a ridiculous 10K~50k!!

My dad abandoned us recently, and left me and my sisters alone with my unemployed mother. He DESTROYED my mom's credit, stole all her money, and ran away somewhere.. We are having a hard time struggling with poverty. I just can't afford to go to school for four years to start getting salary as a nurse. I want to do this business to help my family out and make my mother happy. She has been contemplating suicide and i DO NOT want that to happen. Our house is also in foreclosure and we are about to get kicked out. We have no where to go. I AM NOT ASKING ANY INVESTOR TO HELP US GET OUT OF THE FORECLOSURE! Because we probably owe A LOT more than what it's worth..

All i'm asking for, is help.
