This might be a great opportunity to wholesale the property. If the house is what it is you say with supporting comps then i dont see why a cash heavy investor looking for land wouldn't purchase this one from you.

@Jonathan Gilkeson I agree with @Derrick Jordan. However, i really think it boils down to your formula for calculating cap rate. If you're simply saying 10% and only accounting for total price for the property by your rent capacity then hands down Atlanta is a great market. On the other hand if you start adding in different factors to conclude your cap rate then there are great pockets of Atlanta that would be great.  Without going into too much detail that original 10% could potentially drop to say 8% after including different factors. Please let me know and i will show you how some of my investors calculate their cap rates.
