I think this would be a great idea. I don't want to manage any more flips at the moment...I have 4 going in three states. I'd prefer a local to take it over once the legal work is done.

Hey Group.

There is a house on 120th street in Toledo, OH...street dead ends into lake...really nice area. 

I'm buying this NP note and I don't have a rehab team in place locally to handle repairs. Anyone want to take a stab at it? I'll likely have possession of it in 1-2 months after all the paperwork is finished.

I'm thinking we could get the property back and either liquidate it to a local, or we'll hold on to it and do a JV with contractor/rehab team and sell.

Let me know if anyone is open to this kind of a deal.

I'm trying to build out my team. I do Non-Performing notes and I'm looking to build out teams in markets that make sense to my business model. I'm currently looking for some eyes/boots on ground to take a look at properties I'm considering. Once I find good people I keep them on the payroll.

I'm curious how the state views this process when a mortgage is in place.

Lets say for example I'm the bank, and the borrower stopped paying both ME and the state Taxes...

How is it handled if YOU buy the tax certificate/lien and later I have to foreclose on the property to protect the money I lent?


I'm trying to approach this from the note investment side of the fence.

Hello,

I was curious if anyone has had experience with severely delinquent taxes and how how the tax deed sale effects the note behind it?


I'm curious, if I buy this tax certificate that is due to go to tax deed sale shortly, will it wipe a mortgage off the property when that happens?

Patrick Desjardins I'd be curious to a second opinion as well. I'm generally in favor of the 1st Position NPNs yet I'd be interested in seeing what others think of the notes on PPR.
