Boy, That was text book education.

If you did everything good you shouldn't have to worry much for 15-20 years right?

Stay with it. The cash flow will return. Just remember to put a little aside for taxes.

Check the local laws on renting to college students. The laws for student housing can be very restrictive and you can lose lots of money really fast. Plus student housing is typically for 9 or 10 month leases. Most land lords want 12 month leases.

Wear and tear is also high in student housing. You can plan on making lots of wall repairs if you have student living in your housing.

There may be a cost to upgrade the properties for student housing or the college may have restrictions on students living off campus.

Start with these and see if any of them fit.

I have not done it but have seen it a few times. Frame the boards and put hinges on them and you have accessible storage area for outdoor items like a grill, chairs...

Just remember what ever you decide on, if you charge a separate fee for parking it is taxable in most communities. If it is included in the rent it is not taxable.

Listed properties typically will have a broker associated with them that knows what the market will bare. Waukesha County is doing good and the foreclosure rate is not very high. Plus there is enough demand to support the rising prices.

You would be better off looking for off market units or trying to hook up with a bank/financial company and getting them before they hit the market.
