Hi Mr. Le,  Your offer is really interesting to me.  This whole situation with the new law is pretty complexed.  I am just starting my investment career and have a full time job as well.  I wish I had enough experience to obtain a GC license so I could take you up on your offer. But we would still need to hire a contractor to do the work cause I couldn't even turn a screw.  The part about learning from each other would be a normal reaction from me but I really don't have the experience you are looking for.  Anyway Good luck finding someone and look me up if your ok with partnering and finding a contractor to do the work.

Thanks Joseph,  for your reply.  I am new to real estate.  I was thinking I would need to build some quick cash in order to move on to the next niche which would be flipping.  I am one that I read about all the time.  Just starting out but stuck in how to get moving.  I have established a company with a partner and I have studied and now I am ready to go but my mind is filled with so much information that just can't seem to figure what I do first.  I can use a mentor.  Will you be willing to mentor me and get me started?  I think if I had someone who can push me along, I will work hard to gain the hands on experience I need. Thanks for your time.

I am new to wholesale.  Can someone tell me where to find information on distressed homes in a certain area.  How do I go about obtaining information from the county office in order to send out yellow cards?  Any information is appreciated.

Hi Jason,  Thanks for your reply.  My business is going to be normal buy, rehab, and sell homes, along with referrals.  It is just me and a partner to start, but in time I will hire an entire team which will consist of, GC, admin clerk, etc. I do know that I will require any contractors to have their own insurance.  But is there any insurance I need for just my partner and me.  We will be starting in Jan.  Thanks for any advice you can provide.

I need to know two things: 1.  Can I whole commercial property and is it the same as residential?  2.  Can I get a property under contract to wholesale if it is under contract with a real estate agent/ company?  I am new at this and I am trying to establish my business before I even get started.  Any advise would be greatly appreciated.

Hi Sue,  my name is Joe and I'm not from TX but I am also just getting started in the flipping home business and I could tell you that the two free books that Bigger Pockets offers have work wonders for me.  They give you the step by step process and are awesome reads.  If you haven't read them already,  I highly recommend them.  Good luck
