Thanks Curt! I reached out and got the rate for a fixed.. its a little higher, but I am WAY more comfortable with that then an ARM.

Hey everyone-

I currently have 2 rentals that were conventional loans(since I lived in them for a year). I am working on my first deal using an "investment property loan". I have an accepted offer on a condo and I received paperwork showing this will be an ARM loan. Is this the standard with an investment property? I asked if there is a fixed rate offered, and was told that there is...but the rate is much higher. I am used to the standard 30 year fixed..so this "ARM" came as a surprise to me. Any advice would be appreciated. I am interested to know what terms some of my bigger pockets friends have for their loans...

Thanks everyone!  I ended up keeping the deposit at $1450 and adding the fees on top of it.   I totally understand about the legalities of "fees" vs "security deposits". I had my lawyer verify what's in my lease just in case 😉

Good Afternoon!

Wanted to know thoughts on a security deposits/fees.  I have a property that is going to be rented out at $1450/month.  The security deposit will be $1450 as well.  Out of the $1450 we take a $250 Non refundable cleaning fee out.

I have a new potential tenant that has one medium dog and one small dog.  We usually charge a $250 pet fee for the first dog and $125 for each additional dog...that is added ON TOP of the $1450. (this would make the deposits/fees $1825)

I was thinking of having the $1450 security deposit inclusive of the non refundable pet fee of $375 and Cleaning Fee of $250.  So the maximum the tenant could get back would be $825.  (1450 less 625(fees) is $825)

I wanted to see if anyone else does this?  or anyones thoughts on it.

Hi- Whats the best way you have found to verify employment/salary?  I did a mock background check (via smartmove) and it didn't pull up my current employer of 4 years.

So I expect this might happen with a potential tenant as well.  

I have no problem calling an employer to verify- but I want to ensure its not someone on the phone pretending to be an employer.

Just trying to cover all my bases..as i have met some characters.
