@Tab Teehee I would just sit and wait. If it’s valuable the offers should get better. Maybe sell for equity In the bigger project if it looks good and they are willing to let you in.

Hey, that doesn't sound to bad, but I don't have any vacation rentals yet. Id love to hear from the VR crowd. Where is this by the way?

Help, looking for a podcast.   I cant find it.

I remember listening to a podcast where they spoke about:

- if an employee is failing at their job, its my fault because,   I didn't show them how to succeed/ or I didn't communicate the expectations properly.

If your happy with the ROI of the rental with you paying off than do so. Side note: make sure your diversified ; ). I would personally like to pay tax on income instead of getting a deduction- there is also a point that if you make too much the government says you lose the deduction but it could be carried and used another year your income Is lower...... I believe. Not a tax pro! So then what's your end game.... A few rentals to help fund retirement or a Realestate empire??? Make a five year plan and good luck.

I believe there are a few options you can download from the resources tab. Look under files. I'm sure someone can post a Link to it....
It may be worth a couple of weekends to handle it yourself. Line up for them To work on the weekend and be there To make sure they have what they need. That or find a buddy I'm town that will supervise for you. I completely remodeled a 1100sqft house for under 15k. I'm sure paint and carpet could be done for closer to Your 5k number.

Go find a Realestate attorney that can do the documents for you. I assume this is an option....
