I found it once before but had a hard time finding it again, and ofcourse it is different for every JP court where they keep the info..

I was able to find divorce cases, but it only gives me the plaintiffs and the defendants name. It doesn't give me anyway to contact them. By the way awesome company name. I like the way it sounds lol

Are eviction notices and divorce cases available to the public? Does anyone in the Houston area know where they might be posted? I was wondering where I could get more leads and I thought those two might be a great source for motivated sellers. If anyone knows how to get this information and a way to contact the owners please let me know. That would really be appreciated. Has anyone had any success with these types of cases? Any other avenue to get more leads? Thank you in advanced :)

I believe you may be a little confused as to what a short sale is.

A short sale is when the bank agrees to let the seller sell the home for less than what they owe the bank. They are selling it short of what they owe.

IE seller owes 55k and the bank lets them sell for 40k.

I have my first lead call in yesterday. 

The seller has a $55k mortgage, wants $8k to make a down payment on another house. The house has an ARV of $80k and needs about $10k in work. I want to wholesale this house. I know there's little room with these numbers. I was thinking this could be a short sale.

What can be the best way to structure this deal?

If it is a short sale, what guarantees does the seller have that the payments will be made on time?

Yeah I have scrapped that letter and I have started over. I am going to try to make a more general letter

That is good point. I am adding fuel to the flame and that may be the reason I am getting angry phone calls. I will have to go back to the drawing board and write a new letter. @Michele J.

I have started a direct mail campaign and wanted to know if any experienced wholesaler wanted to share some tips to a newbie. I am currently mailing to pre-foreclosures about 100 in the Houston area. I am going to start mailing probate letters when I finish the rough draft. 

Here is what I write on my letters:

Hello «Name»,

I CAN HELP!!!

I noticed that you are going through some financial troubles and I want to help you. A foreclosure can ruin your credit score for up to 7 years. I want to prevent that from happening and give you the chance to start over. Don’t let the bank ruin your lives. We can purchase your house in a matter of weeks, we pay all closing cost, we pay in cash and most importantly we buy in as-is conditions. According to the records; the auction date for the property located at, «Address», is «Auction_date». So the time to act is right now. Time is of the essence so please give me a call as soon as possible at 832-930-1669.

I have gotten about 3 calls from this. Mostly angry people demanding I stop mailing them. What are your opinions? Is there something I need to add or delete from my letter? Should I stop mailing those angry callers or should I be persistent hoping they realize that I want to help? Any other thoughts, comments, or tips?

P.s on the return address on the envelope I have been using my personal address. Do you think this is a wise move? Should I get a P.O Box instead? Will it hurt my chances of my letter being opened?
