And still do to start investing. Because of taxes I was forced to look passed NY/NJ. Take a look in Lehigh valley, PA. @Ronald Bowser has been a great help. Hoping to close my first deal tomorrow of 3 units with a 10.5% cap rate. Direct message me if you want to talk further.

Good evening BP!

I would like to throw this out there and listen to the feedback! I am curious to see what you would do if you were in my position!

Currently I have 2 savings accounts. My first account is at the bank in a traditional savings account. I plan on using this money for real estate investing. I have $102,000 saved.

I also use a financial advisor to spread my other savings around the market. I have my money spread over 50-75 different stocks. Conservative earnings but I contribute $2500 towards that per month. I currently have $105,000 in that account.

I guess my question would be. Would you keep it split this way? Or would you use the stock investment money for real estate? Please let me know your thoughts! I am torn.

Just have to make sure you do good due diligence and factor in maintenance costs since most of the homes are much older. If you’re comfortable managing rehabs from  afar you can probably find some really good deals rehabbing these older places.

@Jorie Aulston thanks for the insight. when you say build a team, what exactly does yours consist of? if you were in my position, before you purchased a rental property what would you have lined up??

Currently in New York. I have a nice chunk of change saved and looking to invest out of state. I’ve been looking in PA... is this a good start? I’ve looked in Allentown, center city, Easton and Bethlehem. Really like the multi family properties but would look towards single family homes as well for rental holds. please please help!
