@Emy Bernardo good screening has gone the distance for me. Although I had to reset my criteria levels to lower than what is "normal" country wide.

@Theresa Harris I called the hospital today and tried to contact him directly to see how he is doing. He is still admitted and did not answer his phone or the call directly to his bed. Very frustrating indeed to be in such a predicament of professionalism and legality. Multiple times I have tried to put my own personal feelsing aside and deal with it as a landlord, tenant relationship, the morals that I have allowed me to get into this learning experience.

@Mike S. Thank you for the shared information, I can definitely file the paperwork for eviction. I will process the paperwork and move forward with the eviction.

I have not received rent up to this point, prior to him being in the hospital.

@Rochelle Thea Fabrizio Thank you, thank you, I have learned so much already and look forward to seeing where this first property takes me.

On a positive note, the other two tenants that I have placed have been a great addition to the property. It is positive cash flowing, just one more unit to rehab and a new tenant to get in place. Thank you for your advice and reminding of the ethical side of it as well.

Yes, I do agree and trying to wrap my head around. Some back story is essentially been asking him to leave for the last five months previous. He did say he would leave at the end of March and he didnt. I kept working with him on the month to month verbal basis to provide him shelter. With an agreement he was looking for other places to live.

Thank you acknowledging that this has been a frustrating issue and trying to figure it out with my first property has been fun.
