The owner-occupant clause is a problem for me. I'll be sticking with a qualified broker to bid on these and seek specific advice on specific properties. Thank you all!

I am one of the many that moved to Austin from San Jose, CA, last year. It is like Silicon Valley 2.0. Living expenses are less, relatively, and it is expanding because of the business-friendly, low cost of living, environment. 

There was an article in the Austin-American Statesmen last week explaining that San Antonio and Austin are both experiencing such great expansion that they are set to become a "megalopolis". This is bad news for old-timers who don't want the landscape changed, but great news for real estate investors!

Hi Patrick, can't go wrong with Keller's Millionaire, love that one. Although it is not a "real estate book" per se, I really like Eric Reis' The Lean Startup. Reading it as a real estate investor myself, it teaches how to pivot quickly from one point to the next as a business moves forward based on variables set by your goals. That way, you're not relying on possible "ghost cash flow" that you think is supporting your portfolio but being guided by your goals.

How do you go about defining a criteria and focusing on a niche? How do I know which niche is best for me?

I currently rent out a condo but I want to expand my portfolio. My goal is to ultimately own residential and commercial in different states.

With my limited experience, what would be the best way to start networking?
