@JD Martin thank you for that concept. It sounds good for the short term, but realistically it’s obvious what I’m doing. Really appreciated!

So, I'm facing the same situation with a property I'm in underwriting with. I watched the same video, thank you all for making it very clear that an LLC will not do anything to get around the city regulations. However, I did come across an article that mentioned this "Some landlords will have tenants sign longer leases but will allow them to breach the agreement for a very low fee, like $10". Would this be a feasible option to use or are there other options to still make STR a possibility?

Also, this is my primary residence and if the STR option is not possible at all, we are planning to move into since it is a duplex.

Hello Bigger Pockets community, my name is Jerimie Rodriguez Jr., I am from Austin, TX. I am young and a complete newbie to real estate investing. I am currently in the military stationed in Okinawa, Japan. I spend most of my free time going to college and educating myself on real estate investing through BP forum, great real estate books mentioned in the BP forums, and the BP podcast. I have only been doing research for the past 4 months and plan to keep studying until my business partner and I buy our first property in the summer of 2019. I will have over a year of studying and research under my belt, and plan to something great with what I will have learned! I first found BP through Google searches and reddit forums, I began by signing up for the webinars and then after a few sessions I became a member. I recently found the BP podcasts and listen to them every day before and after work. I have started from the first podcasts made and am loving all the useful information being presented. I plan on working full time while investing and with the help of my business partner this goal will be feasible. Our plan as it stands, is to one day own an empire based off of residential properties, small and large apartment complexes, and commercial properties. We are currently setting up meetings with attorneys and CPA's to see how best we can build this business from the ground up. I am excited to become a part of this astounding community of awesome and knowledgeable people!
