Hey guys, So this weekend, I searched for a bunch of properties in my area on Zillow and other listing sites, and decided to go ride around the properties so that I can see them in their physical. Although I knew I wasn't going to purchase anything, I must say that it felt good just riding around, taking snap shots, and getting closer looks at the properties and the neighborhoods. I thought I share this story for those of you in the same position as I. Just go ride around and physically look at the properties you can look it. Be blessed, J.

Let's talk partnerships!

How many of you partnered with members who came to the table with less than or no more than $10,000 towards a deal? 

Let's say the property was about $100,000, and the cost of the rehab was about $15,000, but they could only contribute about $5,000 - $10,000. He/she worked hard, managed the property, communicated well, basically made sure you never had to worry about a thing during the rehab process. Did you follow through with them, or pass because of lack of capital?

Ive read Rich Dad Poor Dad already.
