Yesterday I made an offer on a short sale. The property is listed at 159,900. I made an offer of 125,470. Conventional 5% down for 30yrs closing in 15 days. Its been on the market for 125 days with no results. I dont know if there have been other offers. When we met the agent at the house it looked like an episode of horders. Words can't describe the combination of pet oders that hit you like a brick to the head upon entering. There were dogs,cats,birds,ginua pigs,and several aquariums with fish and turtles in them. Needless to say that's why the low offer. The house is dated inside and out and in need of a makeover. I see a dimond in the rough. This is a great area and good schools. I expect a counter offer from the seller. Is this when I hit them with a list of all of the repairs and justify my offer? I want the house for my personal residence so I will pay more than an investor on this one. But I'm looking to get a start in RE. This seems like a good start. Any help would be great!

I'm looking at a property (a real gem) for my personal residence so I'm willing to wait it out. I have tons of questions about my area. There are houses in this area that are clearly vacant but not up for sale. I mean they have a lock box on them and someone maintains the lawn but not on any list. How do I find out about those properties and get my hands on them?

Hello, I'm new to investing and would like to know more about negotiating with the bank on reo's and short sales. Any help in the louisville ky area?
