I want to get my Property Management and RE license. Are online schools all equal or are there certain ones that are more reputable than others. I work full time so I need an online school I can do at home in the evenings

Thank you for the break down!

Now this guy I am meeting with has made his fortune by putting together groups of investors to buy property. You get a % of whatever you put down back in positive cash flow and in 5 years they re-fi and pull out your money invested.

Not sure if this even makes sense, but it is what I got out of a short lunch I had with this man's son.

I have thought about that, and am meeting with a very successful MFH buyer in Orange County in the coming weeks. Tough part is going from a very modest job (that I have now) to making that kind of purchase. The money is not a hypothetical, and I want to make that money work for me. With little experience in RE investing and PM I am afraid that could be biting off more than I can chew too early.

Financial freedom is able to quit my current job and do real estate full time. 2900+ would be my number a month take home.

This question is for RE Investment Veterans. If you had 500K what would your strategy be knowing now what maybe you didn't at the beginning of your career. My goal is to get financial freedom as quickly as possible. I live in San Diego so property prices are high, but so is rent.

15-30 year terms?

Should I plan on hiring a property management company?

Is there software to help you make decisions on property to see if it is a positive deal or not?

Anything else to add that is needed to know before investing?

I got my first book in the mail today "The Unofficial Guide to Real Estate Investing"

Any other books out there that are a must for learning about Buy and Hold strategies
