@Chris Mason So with a usda loan you can't rent out a room or two if you are still living on the property?

im 22, looking to buy my first home soon as an owner occupied investment property. Anyone have experience using a usda loan for this? Also im only making a couple dollars above minimum per hour here in cali, should i even be thinking about buying?

Anyone on BP dealing in these areas of southwest riverside county? Looking to network

@Aaron NorrisWould it be hard for a new investor like myself to get financing for deals even if i come across them? like for flips or long term holding? Or would a well put together packet of information be enough to convince investors and potential partners to overlook my inexperience?

Seems like almost all of southern california is really competative right now then, I am trying to get started through wholesaling, and house hacking to get my feet in the REI door. I would also like to do flips in the future as well. Would house hacking be the better strategy to focus on right now? Im living in wildomar/ lake elsinore area right now if anyone knows it. Thanks for all the feedback and information!

Hey biggerpockets new to the whole real estate investing scene, but am extremely motivated. I am looking to network and find out more information on here. I have read the book on No and Low Money Down Investing and want to act on the knowledge. Ive done some light craigslist marketing for wholesale leads but no luck as of yet. Any help or information about where a young(22) investor should start?
