Careful with foundation repairs. It can lead to cracks in walls, separation between ceilings and walls, and broken plumbing in walls.

Hello Daniel-

Yes, I agree with David and Andrew. Unfortunately, difficult to cash flow unless you are putting a considerable portion down (30% at a bare minimum). Looks like we are going to see another hot real estate market this year. Many of us are wondering when the slow down will occur, but the economy is great with IT and Healthcare leading the way. There is also a constant pool of young educated talent with UT, ACC, TSU, A&M, Houston and Dallas are 3 hours away.

Thanks David. And even if there is a deal that makes sense, there will most likely be multiple offers as a lot of folks are pumping money into Austin real estate right now. Might have to wait until it slows down a bit. The growth here isn't sustainable and I feel people are over-paying right now.

Hello David-

Its been 2 years since I bought the last one that made sense from a financing perspective. I've been looking at the market for about the last 8 months or so and seems like there would be little cash flow, it anything, unless you put down a considerable portion, well over 20% (probably more like 40% or so-ballpark). This is the reason I have started looking into the foreclosure sales but haven't had much success. I'd like to look at a fix and flip or fix and hold. I'm having trouble finding anything though since the market is so hot. It seems like you are experiencing the same?

Thanks.  I've been primarily investing in South Austin and have been investing with a buy, hold, and rent strategy. I would consider a flip though if it was the right deal. How about you?
