I have been approved for a mortgage and have been looking for duplexes in Northern Jersey. My search started off by looking in Elizabeth to Jersey City and has me looking very hard at a property in Newark. I have been searching in the sections of University Heights and Roseville in Newark. Can someone point me in the direction of the proper analysis for a owner occupied duplex. Since this will be my first property I would like the experience of managing the property if anyone has some tips let me know than

I have been searching online and for Chicago to be such a big city the MF are going for low prices compared to a city such as NY. Does anyone have some insight on why prices are low and is this a place to look at for investments.

I'm doing my research on different funding options and came across NACA I'm wondering if anyone has dealt with them before on one of their deals. How was the process? What are some of the requirements and is it a good option to start out because of the low costs?

Currently I'm a renter and I'm looking to purchase my first home soon. My goal is to purchase a multi family live in one unit and rent out the other apartment. I haven't done the numbers but I want to pay less than my rent I'm paying now for the mortgage with the income from the occupant. I'm currently looking in upper NJ because NYC is pretty expensive unless I find a deal. What's your thoughts?
