My residential properties are spreadout across midtown Savannah, southside, bloomingdale/pooler area, and a lot in Effingham county where I live. My commercial is a class B industrial warehouse over by the new Hyundai plant site.

Hey dude. I am also in Savannah. Happy to connect. My wife and I own about 25 properties here locally. We do Longterm, Midterm, and commerical as of now. Renovating our first over-the-top STR currently that should be online early 2024.

Hey Carissa. I too live in the Savannah area. In Georgia you have to be licensed to manage real estate as well. There is also a ton of other positions in the property management world that don't require a license. I started 7 years ago working part time at my friend's property management company in Savannah. I was doing all of the accounting with our management software Appfolio. I become amazed at the money I was sending to our clients every month and began to ask questions as to how I could get on the other side of the transaction. My broker Frank is an incredible teacher and mentor and I'm happy to say that I went from making $15 per hour then to now owning over $7 million in real estate with over 25 properties. None of that could have been accomplished had I not been connected with the property management company. I decided to get my license and do sales after a few years and just became addicted to buying houses and helping others do the same.

Hey Shawn. Georgia is an attorney state for closing real estate transactions. For the Savannah are I highly recommend Rubnitz Thompson Ziblut. Liz Thompson and Jeff Rubnitz work with a TON of investors and Triece Ziblut is incredible when it comes to commercial stuff including leases. Tell them I sent you!

We just got through design with our interior designer. Should be complete with construction in a couple of months. Demo is done, all rough in electrical, plumbing and hvac are complete. Windows are going in this week and then we can start going back with finishes. It's going to be a fun project for sure. You can follow the progress on IG under Whimsical_House_Of_Mr_Windsor

Do the math. If you could invest $25k and get $300-400 more in rent then that is a great return on investment.

Thanks for the reply Joshua. An ADU would be difficult, as it is an 800 sq ft home with unfinished basement. The thought of improving the property to increase rent has running through my mind. My tenant's lease is up in August, and a refresh of the kitchen and perhaps finishing half of the basement that can be used as a rec room or 3rd bedroom..would increase rent by possibly $300-$400 per month.

I am always in the camp of asking "How can I buy more without selling?" Sometimes it does make sense but often time we have options to not have to sell. Also, the refinance option gives you the ability to be patient and not be forced into buying a bad deal. I would do a cashout refinance at about 60% LTV so the property will still cashflow and the be patient to either find a new deal OR improve these properties to increase cashflow. Is it possible to build an ADU for example.
