Hello BP community! My wife and I purchased an 80 year old home in Everett, WA that we have been shepherding through the permit process and putting in our own sweat equity to remodel the house from top to bottom. Our most recent inspection for plumbing came up with a number of comments from the inspector based upon the replumb that we had performed. So now I'm looking to get some help from my local community to find a local plumber that can consult on the work we have performed or if required, perform a whole house replumb. We of course need someone reliable and fairly priced as this project has been ongoing for months due to the challenges with getting the city to review and issue permit and we have been carrying both a mortgage and rent the entire time. 

Please let me know if you can recommend someone that works in the Everett area and has experience with older homes and their assocaited challenges!

I’m curious as well. I’ve been seeing some properties in the past couple months pop up on some RE apps I have that look semi-decent in the 50-100k range that look promising if I had boots on the ground. Anyone still investing there or have you moved elsewhere for a solid cash flowing property?

Hi David - there are plenty of deals right there in Texas; even in Dallas. What would you define as "very little" to invest? Do you have a full time job? Do you have a drivers license? 

We need more background to help give you direction.

Welcome aboard Michael! Relatively new here myself and I'm working on building my network in southern California as well. As Alexander mentioned, there are lots of folks in the area so setup up your keyword notifications. Up in Sacramento this weekend for the Summit at the Guild and I'll see what I can do pass along any useful info I pickup.

I’ve heard lots of great stories from people I have met over the years, be it from flippers, commercial real estate investors, or just regular folks that are slowing building a portfolio of rental properties to support them in retirement.

My goal is to learn everything I can, as quickly as I can, to get to the point that I can leave my career in the medical device field and go into flipping and investing full time. 5 years from now I would like to not have to be actively looking for properties to own anymore (although I will likely keep doing so), 2 years from now I would like to quit my current job and pursue some type of full time flipping and buy to hold business, and In the next 12 months I would like to have flipped 2-3 properties and have my first rental.

I’m not sure what the entire picture looks like yet or how I will get there but when I ran across the BiggerPockets podcast while looking for something to expand my knowledge and to listen to during my drive in to and from work, it seemed like a godsend.

So in summation, thank you to Brandon and Josh for getting me here via podcast, I’m looking forward to getting to know the rest of you on this site, and I’m ready to start this crazy new adventure!

Welcome to BP Jonathan! You will find that BP has many tools and educations materials to help you learn and hopefully fast. Make sure you check out the keyword tool where you can setup a list of keywords and you will get alerts when other BP members are discussing those topics.

It seems like you have good baseline for your plan already but what is your plan while you are still working and trying to get to your 2 year goal of quitting your job and becoming a full time flipper? I know you said you hope to have flipped 2-3 properties and have your first rental but you don't know how you will get there. What might be a good option for you to look into, is turnkey properties because you still have a job and aren't a full time flipper yet. For example, turnkey providers rehab homes and sell them to investors. Some providers will also stay on and manage them so you do not have to worry about maintenance issues or placing a tenant. Many investors get into turnkey because they do not have enough time to put in because they have a day job or they do not have the experience. Just something to think about!

 Thank you for the advice Matthew! I have no problem getting my hands dirty, throwing in another couple hours on top of what I spend at my day at work, and manage contractors. I don't have direct experience in managing someone remodeling a home but I have plenty of management experience and I've spent large chunks of my life around a job site. I want to know the nuts and bolts of how to find my own deal, finding financing, making the purchase, rehabbing, flipping, property management, etc. all the way to being an investor/lender. I don't know enough to have a favorite path yet so I figure why limit myself to one path. 

In the meantime I will look into some the keyword tool, browsing the forum and investigate the turnkey possibilities. Thanks again!
