Hi Jed, where in NJ was this? I know that folks buy the initial liens with the premium as they are seeking additional ones uncontested @ 18%, but are there statistics as to how often there are additional unpaid taxes to be acquired? Or are the lien they bought at auction typically satisfied and the only gains to be had are the 2%,4%,6%? Thanks.

Hi Martin, this small sample was from Northern NJ and my due diligence did not extend to priors. I was focused on a select few properties as a niche investor. Major players with low cost of capital can play the low-interest game as well as perform more exhaustive research on additional unpaid taxes.

From my experience 80% of NJ tax liens are sold to 4 major investor firms, so know your niche.

VADAR Systems has been around 20 years and offers LienApp tax lien software over on LienApp.com. Not so much for the research but for collections and financial reporting.
