As an update, I sent out these letters Thursday (10/16/2014), and I've already taken about 3-5 calls today (10/18/2014)

Hey BP,

I understand the whole looking withing .5 miles for similar houses as the one you may be buying. But for the differences that arise in each property (ie. a porch, updated kitchen, pool, etc.) how do you know what to add/subtract in order to come up with an accurate comp?

Something like:

new kitchen - add $500

out-dated floor - subtract $500

etc.

Anything out there like this?

Yes, I sent out all 700 at once. Next month I will send mail to the same 700 people; though I might send postcards for the second round.

You can go to Staples, and buy 50 packs of the assorted 4.75in x 6.5 in envelopes for $9.00 a box. However, you can get much better deals by shopping on line, and buying in bulk.

700 letters is about all I can afford with a 500/mo budget. I'll have to be patient for my first deal, then reinvest the profits in to more marketing. 

Have you gotten any calls/leeds yet?

Hey BP,

So, if I buy a property sub2, how will the seller be able to finance another property when they are tied to a 30yr loan? Are they stuck until that loan is paid off?

Just trying to think of all questions a seller may have...

@David Ward Awesome man! Yeah I just really wanted my letters to "pop." I know when ever I see a colored envelope in the mail I have to open it, even though I know it's most likely someone else's marketing campaign. Thanks for the tip on the 10/mo mail box.

All American because that was what I was given when I said, " I want 800 stamps"

I did 700, and have an extra bit of stamps to send some letters to buyers.

It took two 7 hour days, working with my girlfriend. A bit of a time waster, but I can send a bit more letters this way. At least until my budget increases.

I'm targeting absenty owners.

I used my home address as the return address.
