My partner and I have done a couple of single family homes with foundation issues.

we have a good relationship with a structural engineer.

Other investors are are afraid of these deals and it's just baked into the numbers

We have spent $30 to $35 average on the last 3 single family flips.

Depending on roofs, HVAC ,siding and windows.

We are in central Virginia.

That number also includes utilities and insurance.

Thanks for the mention.I have not done anything in Florida yet but, it is still in my long term plan. I completed 9 flips and purchased 3 additional rentals in my local,Richmond Va., market this year. Those projects have kept me fairly busy. I am actually in Puerto Vallarta until March and doing some reading on multifamily. I hope to be analyzing some Florida deals there soon.

I am have the same plan. I have started analyzing properties in SW Florida. I hope to get a foothold there and relocate in 5 to 10 years.

I am going to drive around and look at duplexes & quads the 2nd week of January.

I'll keep you posted. I have connected with Stetson on BP and I know a local home inspector.

Just got a contract on a fix and flip.I am a week from closing and found out the septic system needs $3500 worth of work.Distribution box,etc.

Wish I have got inspection.

So , I have 9 C to B properties.I have owned the C's for 24-25 years.

I quit my job 6 years ago and travel about 80-100 days a year.

I picked the houses because of low barrier to entry.They rent between $960 to $2000.

The sweet spot in my opinion is $1250- $1500 per month.Relatively low amount of time and management. I owned as many as 16 at one point .

I now also flip 8-12 a year for fun and travel money. Still learning and evolving.
