I had a similar question, I actually closed on my property 3rd week of Dec 2015 and began renting it 3rd week of Jan 2016. Does depreciation begin once rental income is being acquired or when the property is acquired?

@Seth Teel Yes it does seem that the market is saturated with competition now but it doesn't hurt to try, you never know if you don't try. New listings are still coming up, just have to be quick on the offers, of course easier said than done.

@Tim Macy Well that would be a best case scenario of course but I would be a bit hesitant on the 80%, regardless I'm looking to buy and hold at this point for passive income.

Look for detached home 3/2 2 car garage, 1970 or newer, price and rehab 65% of estimated ARV. Under 100K.
