John, The number of doors really depends on your overall strategy. For me personally, it boils down to exit strategy. I prefer to buy and hold. Want long-term appreciation and maximum cash-flow. More doors fits my model and gives me protection against potential lost rental revenue due to vacancy. 1x door vacant = ZERO revenue. 4x doors with 1x vacant = 75% revenue.

Flip side is that normally the more doors you have the narrower the field of potential buyers if you want to sell it in the short term. 

Just have to weigh the pros-cons and pursue what works best for your strategy.

If you are going to build, why stop at 2x doors? Can you build a tri or 4 plex?

If the property is nice and everything is in good working order I don’t believe a tenant would walk over a mini-split. Don’t over think it.

Great growth are with tons of really nice development. May be pricey to get into at this point but should do well long term. Maybe look for older pockets as entry point to the market.

Househacking a Duplex is a great entry strategy to real estate investing. That is exactly how I got into it. Bought a duplex almost 20 years ago, lived in 1 side for a couple years. I still own that property today.

To determine if it’s a good deal or not I would encourage to spend some time shaping your long-term objectives. What do you want to accomplish with this investment in the next 5-10-20 years? If you can answer what your long-term objective is it will provide clarity as you back up to present and determine parameters for this investment and see if it supports your long-term plan.

So subjective. What might make sense for me could be horrible for you. Really all depends on what you want to accomplish.

CoC ROI should be front and center for someone getting started. Unless they have the good fortune of sitting on piles of money to invest. Not reality for most folks.

I simply try to maximize every dollar invested. In the long run, that gives me more of them to invest! 😁
