This makes a lot of sense. Thank you all. 

I did sign up for membership at a local REIA. The general meeting is once a month. I will take off work for the next one and attend.

This is probably why many experts say to know your market.  I need to learn where the C or D neighborhoods are.

Hi, thanks to all who responded! Appreciate your support. 

I wish I could house hack. I have a family so it would be difficult to move.  I already have a home and can look into equity. Cutting back further on expenses is what I will have to do. Like many Americans I have debt (credit cards, car, home etc.), so one of my immediate goals is to pay them down. I have made many financial mistakes over the years. I know once I'm in a better position, I need to start buying assets. 

Maybe I need to learn to be a wholesaler to get the cash I need!

Hi  everyone, 

I have been reading books, blogs, attending webinars for about 3 months now. My goal is to buy my first property by year end. I obtained pre approval for an investment property and talked to a real estate agent to set up automatic alert for properties. But at this point, I feel stuck. I don't have cash set aside for down payment or closing cost. Even if I found a potential good deal, I can't make an offer; not enough cash. 

I don't know what my next step is. I'm not interested in being a wholesaler. I analyze properties on daily basis, but that is all I do at this point. 

Did anyone start an investment career with no cash?

Hi everyone, 

Happy Friday! 

I'm looking for a real estate agent who is knowledgeable in real estate investments and is investor-friendly who can help me find leads in Canton, Kennesaw, Acworth, Woodstock and surrounding areas

I plan to pull the trigger by end of 2017 given that I can find the right property. The strategy is single family home with little renovation needed. I have been reading books, taking notes, analyzing deals and attending webinars. It's time to take the next step.

Does anyone know a good agent that I can reach out to?
