Using 20% conventional financing limits you on buying from wholesalers, but since you don't care about equity and want something that is rent ready, they aren't much good to you anyway!

I think you will be best served by contact a few agents in parts of town that are relatively close to the areas you want to target.

If you ever feel like getting a bit more creative with the financing or you are willing to manage some minor updates and repairs reach out to companies like mine to help you source deals at a discount to retail.

 I've never worked with wholesalers before, but I am interested in knowing more. What is financing like? What are things that I should know when working with a wholesaler?

@Charles Fletcher - Thanks, I'll take a look at that area.

@Kevin Coggins - Thanks for the recommendation. I've noticed Spring, but didn't know much about that area.

@Fred Heller - I'm referring to BW8.

Price Point: 100-150k

I will be putting 20% down conventional financing.

Prefer a rent ready home or minimal repairs needed.

Cash flow is the main goal (% return).

Equity appreciation is a bonus.

Hello,

I am looking to purchase another buy and hold in Houston. The first property I purchased (almost 3 years ago) is in Katy, and so far the value and rent have gone up. Today, the deals aren't as great in Katy as they were before, so I am looking to explore other areas in Houston. What are desirable cities that are considered safe and seem to rent out quickly? What areas are unsafe that I should avoid?

I am not from Houston, but from my experience, I was told desirable cities are Katy, Sugar Land, Cypress, and Friendswood. I was told North Houston is a high end neighborhood, avoid East Houston, and Pearland / League city are decent areas of South Houston.

So far I've noticed a few properties in North Houston, just past the outer loop and west of the 45. Can anyone provide advice with that area?
