This is what I use in my yellow letter for absentees.

Dear (seller first name),

Hi,

note: This is my first yellow letter campaign. I was targeting for sfr absentee owners. I don't know how the vacant lot slipped in there. I have several buyers, but never spoke with them about buying vacant lots. I will be contacting them later to see if they'd be interested.

Yes, It is in a residential area. the surrounding houses are going for 220k+ I am here in Lake Havasu, The market here is pretty steady. Sorry I meant to state that it was a vacant residential lot.

Hello all! I am in need of you expertise :)

Hello everyone! I am in need of your expertise. :)

I received a call from a guy off my absentee SFR campaign. He has a vacant lot that he wants to sell. I wasn't expecting this. What are some questions I can ask him to gather more info on it? I have looked it up in the county assessor and found out the size, and what it's worth. I asked him how much he wanted to get for it, but he came back with "well, why don't you make an offer and we can start from there." We are conversing via e-mail per that was his request.

Per county assessor:

Land Value: $32,930.00
Improvement Value: $0.00
Full Cash Value: $32,930.00
Assessed Full Cash Value: $5,269.00

Just sent out a mailing of postcards to 500 recent buyers. bought a list from listsource.com went back 6 months.
Has anybody else used this method? how did it work out for you?

Post: Title Company/Escrow Questions

Hello all!

I am planning on calling up some title companies soon. I want to make sure I have a good escrow officer that knows what they are doing. What are some good questions I should ask them?

How fast can they close?
do they know how to do simultaneous closings, double escrows, assignments, etc.?
how long have they been doing this?
title process?

Any other would be very helpful

Which lists do you target? Do you target the absentee list over inheritance or vice versa? Or maybe you do a combination of both? Does it depend on the market? This will be my first yellow letter campaign.

Wow. Yeah I didn't think they would be. What ever repairs they say are needed I'm going to multiply that by 10 to be careful. I'll most likely see everything as I do a full walk through on the property.
