Kudos for being willing to put it out there like that. My $.02 is to sell down and lose the mortgages completely. It looks like you're paying around $5,500/mo just in mortgages and only profiting $2k yourself. You're basically taking the liability of owning these things and making money for the bank and the management company. If you went down to 2-4 properties in cash, which would make it doable to manage yourself, you'd end up netting the same or more per month with less baggage. 

Most of the time it's hard to put a $ value on the cash only option, as it really shows up in being able to be patient and get way better tenants, being able to get houses that one or two others have backed out of because they can't get financing, and other very real benefits from being able to make quality decisions. But in your case, the numbers work too.

This won't be a popular option.

Hello Everyone,

I've done a lot of reading here on BP, but not a lot of posting. My wife and I are cash investors with 3 SFR rentals in San Antonio, TX. A deal came up for a RV park towards the coast with further development potential. We eventually would like to get into some multi-family deals, and this may be an opportunity to do something smaller first to get some more learning in and then 1031 our way up.

 I was wondering if there's anyone in town or the area with RV park experience that may be willing to spend a little time with me at their site showing me the ropes. Feel free to post back or PM me.

Hello Everyone,

I'm new to BiggerPockets, but have a few real estate deals under my belt. I'm a part time investor who moved to San Antonio for my full time job about a year and a half ago.

Now that my wife and I have been here a bit, we're starting to look for deals for either flip or buy-and-hold largely in the north central to downtown area. Additionally, would love to meet any seasoned investors who don't mind sharing their knowhow and experiences over a beer or two. We're cash only, so please don't contact about anything related to financing.
