You, can find the owner of record on public record. That is the person on the deed and is who should be selling the property. Then look on white pages or zaba for their number.

Dustin, we are rehabbers in MA and I am interested in the program you said you developed with your partner. I am wondering if it can calculate the ARV the same way we do it. Are you open to sell it?

Here are the answers to my questions.

1. We like wholesalers and it does not make any difference for us if the property comes from a wholesaler or any other source. as long as is under our buying criteria we'll buy it.
2. Not really because we don't go by what the wholesale show but by our own analysis.
3. Yes
4. Not sure
5. between 3%-%5

Greg, it seems you already know the house and the condition of the property so what else do you want to know about the house?

You can look in public record and it will give you more information about the property.

Rachelle, in my experience I got better results with Probates than with absentee owners. In regards the VA I think you should do everything yourself since you are starting out. As you become more experience you can start delegation some tasks.

In my experience they have been very good value and I didn't have to buy the premium pad. They allow me to pick the least expensive pad with no problem. I do think they have one of the best values for carpet and I haven't found another company that can compete with their prices.

Don, if that is the case then the price has to be lower because the money is going to cost you. I was thinking $150K if he agreed to finance it 100% at 0% interest rate or at a very low one. But $100k in repairs means that this property is in big disrepair what translates in a higher risk for any one who is willing to lend you money.

You can find a hard money lender or a private money lender but they will require that the LTV is around 70% what means the maximum you can pay for this property is $110K

Kevin, CL is an excellente to get connected with people in the business. I post CL adds every week and I have conected with many wholesalers and agents that are looking for rehab buyers like me. So, yes CL is definitely a tool you should use.

Alison, most of pre foreclosures today are properties that are upside down but you might run into some that have equity. You should mail to both even though the owners that are upside-down might be more motivated you can run into a motivated sellers with equity. The most important think is that you are consistence with you mailings and that you send them 3 or 4 letters to each lead every few weeks.
