@Matt Bowler Thanks for the input, but If you are inquiring with the question of the specifically the part of north city, that company would not be for me.  

@Matt Conrad  I figured as much.  Being intimate with the climate of my (hometown) community I totally understand MOST won't touch that ethically with a 10 foot pole. lol

It's a lot of more experienced investors in the St. Louis area and I would love to pick you folks brains.

I'm an out of town investor that recently purchased a home in North St. Louis City.  Now I'm looking to rent out my property........

Any suggestions on good property management companies in the city???

-any willing to go into the northside city and not be afraid?

-not a sumlord management mentality.

@James McCormick  electrical (breaker panel replacement for sure), plumbing (basement stack replacement and maybe little fixes), flooring, kitchen renovation, bath renovation, drywall, and painting (though painting I could probably do myself with the family.)  Those are some of the things that I am looking to have done.  And some of those things can be scale up or down depending on the condition.

@Jeffery Neal  I appreciate the response and introduction......I'm looking for folks that are comfortable with a different work climate and environment. North City, specifically 63115 and 63107

I'm available for both days.  In addition, when you mean handy.....what things are you talking about? ie. do I need to bring tools? lol  My steel toes stay in my trunk. lol

@David Ounanian that map was/is a great help for people who don't have rooted toes of fingers in the area.  Thank you.

It's interesting because when I read over the reported incident (even though I haven't lived there in 10 years) I can remember reading the articles and talking to friends and family and understanding the neighborhood climate during each incident. @Pino Alu I would use that map and total up the deaths from the past 3 years to get a better assessment.  This is because if it only had 1 death in a 3 block radius, that could easily be an isolated incident and not a real cause of the daily life and culture of the street.  Just my opinion (being from the neighborhood and all, and having a higher risk tolerance.

@Max Householder (I checked out your blog....I liked it. You're the swaying push that convinced me I have to start one.)  I like what you mentioned as for the short-to-med return.  I could definitely hold out for the long term because of my background there and risk tolerance.  But I wanted to know if you knew of any investors that conduct continuing business in that area?  As mentioned I have not lived there in years and would love to converse with other local investors to better my success when I do purchase in my community.

@Pino Alu  Sucks no one answers on the St. Louis forum as much as KC......you can see KC is MORE progressive that STL. Sucks.

As for your inquiry maybe I can help you out.  I grew up in zip code 63115.  There are houses that are solid and large for that price but they ALL need work!! Like that cost to purchase and that cost to rehab, which puts you in the 40k-80k and the area only warrants ~500-700 in rents.  That can potentially be canceling out your reasoning for investing.  In addition to that, the people in the neighborhood aren't the best at preserving the amenities that they are paying for; ie. they tear up "sh!^".  So you REALLY have to know that market, that neighborhood, that specific street, and the street next to it.

I myself an looking to invest in my same neighborhood but I know the market, what streets are good, what streets are bad, what blocks are gang/crack blocks, etc.  Those things and more can be important to purchasing and investing in that zip code and the ones surrounding 63115.

Hey BPers,

Here's the caveat, I'm looking for contractors that do work inside the inner city of North St. Louis and that does good work.  I'm looking for any recommendations. And please, I understand we may not be able to put phone numbers on here, but if you can paste link to website, facebook, linkedin, etc. to help me in contacting them that would be great.
