Thank you very much for all of the info! It is greatly appreciated. So, overall opinion is I should use a property management company? If I do, can I deduct their fees as a business expense? @Engelo Rumora Any advice for a Toledoan my friend? Thanks again everyone!

Hello,

Me and my wife are about to close on our first house that we will use solely to rent out. I wanted to ask about the best way / method to get a professional rental agreement put together and any advice on the tenant screening process. Like should we use the Smartmove method?

Section 8 is pretty much defined by the more dependents you have the more money you get and the larger house you are entitled to...larger houses rent quite fast. 

What I do is nothing special, I just bought where I was comfortable (the way I dress and act most people think I'm an off duty officer so there isn't much I am comfortable with).  After five years of being in the same 8x8 block area in two zip codes you get to know the good, bad, abused, valuable, those houses that are unique or special for that area (meaning they will rent quickly). 

I find that everything balances itself out over time- my most expensive renovation which was one of my early ones and was over done was my first and longest rented sect 8. Houses that I am bragging about for being cheap have their day of costing enough that I have to put significant money into them. Ensure you have the cash on hand to weather any major incident and stay focused on resolving problems and errors and learning  from them so they don't reoccur and you will do well in real estate. In five years you may even be wise :)

Stickney/Manhattan, that's my normal stomping grounds. Picked up 3/1 and 4/1 in damned good condition two months back for $11k each so maybe $4k each in ...both rented section 8 for $680-730/mo rent.

Clearly there are guys who invest in neighborhoods worse than me, but they don't forum surf I guess.

At least catfish grow huge bottom feeding :)

You do invest in the Stickney / Manhattan area? I know it is a good area as far as finding deals on houses. I sure wish I could talk with you in length to get more advice. You really seem like you know what your doing in the Toledo area. What does 3/1 and 4/1 mean? Thanks
