Does anyone require rental payments to be paid online?  No checks or cash accepted.

Hi @Moe Awad , we are currently using MRI.  We have both residential and commercial properties.  I personally feel it is overpriced, but our historical data transferred easily.  I'll be looking for another solution once our contract is up.

I can see your concern @Andrew Hughes .  I agree with a previous post in that an experienced property manager is going to understand that keeping long-term tenants is the best way to make money.  The leasing fees are high because finding quality tenants can be risky and downright exhausting.  This is not to say that some PM's won't act inappropriately.  In my local market, I've found that some PM's don't charge a high leasing fee.  I say keep looking around and don't be afraid to negotiate.  It can't hurt to ask.

Has anyone had any experience in obtaining a second FHA loan when relocating? I currently have an FHA loan but we are looking to move to another city. It'll be about 80 miles from the current residence. Is the 100 mile FHA rule flexible at all? 80 miles is not a reasonable commute.

If you venture into property management (for properties that you don't own) you will need a license.  I'm not a lawyer, but this is what I've found so far.

I second Buildium.  I did extensive research last fall with property management software.  Unfortunately, Buildium isn't sophisticated enough for our commercial portfolio so we went with another product.  I was disappointed that we couldn't make it work.

I have one low maintenance property and I'm looking to expand.  I'm also looking at becoming a part-time property manager.  I know that no month will be the same, but I don't want to spread myself too thin.

If this is your only tenant requesting ACH deposits, then I agree with the post above instructing her to use bill pay at her bank.  It will feel the same to the tenant and protect your account.  We only allow large corporate entities to deposit directly into our bank accounts.
